Beginning in 2027, Boulder, Colorado, becomes the new home of the Sundance Film Festival—bringing one of the world's best-known independent film festivals to the foothills of the Rocky Mountains.
The first Boulder-based Sundance Film Festival will take place January 21–31, 2027, with screenings, premieres, conversations and events at venues throughout Boulder.
For those of us who live and work here, Sundance represents much more than ten days of films. It introduces an international audience to a community already known for its outdoor lifestyle, thriving arts and cultural scene, University of Colorado Boulder, locally owned businesses and beautiful setting at the base of the Flatirons.
As a Boulder County REALTOR®, I created this guide to help homeowners, prospective buyers, sellers and visitors understand where Sundance will take place—and what the festival may mean for Boulder and the surrounding real estate market.
One advantage of the festival's new Boulder home is its relatively compact footprint. Many Sundance venues are located within approximately two miles of one another, connecting downtown Boulder, Pearl Street, the University of Colorado Boulder campus, and several of the city's established cultural venues.
Official 2027 Sundance Film Festival venues include:
- Boulder Theater
- Chautauqua Auditorium
- Dairy Arts Center
- Boulder High School Auditorium
- Casey Middle School Auditorium
- Cinemark Century Boulder
- eTown Hall
- Macky Auditorium at CU Boulder
- Muenzinger Auditorium at CU Boulder
- Roe Green Theatre at CU Boulder
Festival talks and additional programming will also take place at locations including the Boulder Public Library, Dairy Arts Center, eTown Hall and Old Main on the CU Boulder campus.
This creates a festival experience that stretches across several distinctive parts of Boulder rather than being concentrated in one large convention or entertainment district.
For someone considering a move to Boulder, Sundance offers another reason to get familiar with the areas around downtown and the festival venues.
Downtown Boulder puts residents close to restaurants, shopping, entertainment, and the Pearl Street pedestrian mall. The Boulder Theater is located just off Pearl Street, placing this area near the heart of Sundance activity.
Housing around downtown includes condominiums, townhomes, historic properties, and single-family homes, with prices and property styles varying considerably from one block to another.
The University of Colorado Boulder campus will play a major role in Sundance, with several festival venues located on campus.
Neighborhoods surrounding CU offer easy access to campus, downtown Boulder, trails, and other amenities. Housing ranges from historic homes and student-oriented properties to extensively renovated residences and luxury homes.
The Chautauqua area is one of Boulder's most recognizable settings, located immediately below the Flatirons and adjacent to extensive hiking trails and open space.
Chautauqua Auditorium will serve as an official Sundance venue. Homes in the surrounding neighborhoods vary widely, from historic properties to renovated and luxury residences.
North Boulder offers another option for people who want convenient access to downtown while living slightly removed from the center of activity. The area includes established neighborhoods, newer development, restaurants, trails, and a variety of housing styles.
East Boulder provides convenient access to the Dairy Arts Center and Cinemark Century Boulder, both Sundance locations. Housing choices range from condos and townhomes to established single-family neighborhoods.
Sundance brings Boulder a new level of international exposure.
Each January, filmmakers, actors, producers, industry professionals, journalists, and film enthusiasts will have an opportunity to experience Boulder and the surrounding area firsthand.
Will that cause Boulder home values to rise specifically because of Sundance? It is too early to make that claim.
Real estate values are affected by many factors, including interest rates, inventory, employment, local economic conditions, housing supply, and buyer demand.
What Sundance clearly does provide is additional visibility for Boulder on a national and international stage. Some visitors will inevitably discover Boulder for the first time because of the festival, while others who already know the area will experience the community in a completely different way.
For a market that already attracts buyers because of its lifestyle, university, technology and entrepreneurial communities, outdoor recreation and proximity to Denver, Sundance adds another interesting dimension.
The festival may also create opportunities for some Boulder homeowners.
The City of Boulder has established a Festival Lodging Rental License that allows eligible homeowners to rent their homes for 29 days or less during city-approved major festivals such as Sundance.
Because licensing requirements and regulations can change, homeowners considering renting their property during Sundance should verify current requirements directly with the City of Boulder before advertising or accepting reservations.
For homeowners considering selling, Sundance may also bring increased attention to neighborhoods surrounding festival venues. Whether that translates into measurable changes in buyer demand will become clearer as Boulder hosts the festival over the coming years.
One advantage of living in Boulder is having several very different communities nearby.
Buyers interested in the Boulder lifestyle but looking for different home styles, lot sizes, price points, or community settings may also want to explore nearby areas.
Niwot offers a charming small-town atmosphere between Boulder and Longmont, with a historic downtown, community events, trails, and a variety of luxury and larger-lot properties.
Longmont offers an extensive range of housing, from historic homes near downtown to newer neighborhoods, townhomes, patio homes, acreage and luxury properties.
Louisville and Lafayette provide convenient access to Boulder while offering their own downtown areas, neighborhoods, and community amenities.
For buyers relocating to the area, I often recommend exploring several communities before deciding where to purchase. A relatively short distance can make a significant difference in home prices, lot sizes, architecture, and overall lifestyle.
The 2027 Sundance Film Festival will take place January 21–31, 2027. World premieres are scheduled during the opening portion of the festival, with additional screenings continuing through January 31.
Yes. The Sundance Institute selected Boulder as the new home of the Sundance Film Festival beginning in 2027.
Official venues include the Boulder Theater, Chautauqua Auditorium, Dairy Arts Center, several University of Colorado Boulder venues, Boulder High School, Casey Middle School, Cinemark Century Boulder, and eTown Hall, among others.
Because festival venues are distributed throughout Boulder, several areas provide convenient access. Downtown Boulder, neighborhoods surrounding Pearl Street and CU Boulder, Chautauqua, central Boulder, North Boulder, and parts of East Boulder are among the areas visitors and prospective residents may want to explore.
It is too early to know whether Sundance will have a measurable effect on Boulder home values. The festival will increase Boulder's national and international visibility, but home values depend on many economic and market factors beyond a single event.
The City of Boulder has created a Festival Lodging Rental License for eligible properties during approved major festivals. The program allows qualifying homeowners to rent their homes for 29 days or less per year during these events. Property owners should confirm current eligibility, licensing, and tax requirements with the City of Boulder.
No. Niwot, Longmont, Louisville, Lafayette, and other nearby communities provide access to Boulder while offering different housing options, settings, and price points. The best location depends on how often you need to be in Boulder and what you're looking for in a home and community.
For buyers who value walkability and proximity to restaurants, shopping, entertainment, and Pearl Street, downtown Boulder can be very appealing. Housing options include condos, townhomes, historic properties, and single-family homes. Buyers should consider parking, traffic, activity levels, and the type of property they prefer when deciding whether downtown living is right for them.
Start with lifestyle rather than a specific neighborhood. Consider your budget, commute, preferred home style, desired lot size, access to trails and outdoor recreation, and how important walkability is to you. Boulder neighborhoods can feel remarkably different from one another, and nearby communities such as Niwot and Longmont offer additional choices.
Yes. I work with buyers and sellers throughout Boulder County and Northern Colorado and can help you compare Boulder neighborhoods and nearby communities, including Niwot and Longmont. Rather than focusing only on distance from a festival venue, I can help you evaluate the overall location, property, neighborhood, and long-term fit.
Sundance is beginning an exciting new chapter in Boulder, but those of us who know the area understand that the festival is only one part of what makes Boulder County special.
Whether you're relocating to Boulder, considering a move within Boulder County, exploring Niwot or Longmont, or thinking about selling your current home, I'd be happy to help you understand the market and your options.
